Our client’s vision was an urban farmhouse aesthetic, but it carried challenges. The master bedroom/bathroom, mud room, laundry, and second bedroom all needed to coexist for a busy family. Relocating the master suite downstairs and the kids’ room upstairs did the trick and exposed the character of this beautiful home.

A 1941 Ballard classic with tons of potential has been fully renovated for a loyal Seattleite. The whole home was remodeled from the inside out.
The refresh begins on the main floor; an expanded kitchen and revised master bathroom and bedrooms exist with the original architectural details intact, creating visual balance. A widened stairway leads downstairs to a newly reconstructed basement.
Comprehensive enhancements include earthquake retrofitting. The modernized exterior wows with new siding and windows, a revamped entry with a bay window, and covered stairway. A brand new deck serves as an observation and entertainment area overlooking the yard. The new driveway, garage door, and walkways complete the look.
This remodel was inspired by and created for a wonderful homeowner who will enjoy this space and the neighborhood for years to come.

Lakeville Homes
A midcentury split-level home is often viewed as a building lot. In this case, it was seen as a framework and as potential. A largely cosmetic renovation gave this Mercer Island home a new identity, greater functionality, and a bit of wow factor! The home is contemporary and chic, with clean lines and bold graphics to keep things interesting. The latest in technology is part of the equation in the form of appliances, specialty lighting, and even plumbing fixtures.
Schulte Construction
We expanded the kitchen into a previously enclosed porch and relocated the exterior door. We replaced a door opening with a pass-through "window" between the dining room and kitchen to keep the two rooms connected and maximize wall space. Outside, we removed vinyl siding and restored the original wood siding and trim. We also replaced all of the windows, front porch (including stairs and railing), garage door, and roofing and added new paint.

This nationally award-winning, 5,000 square foot contemporary, open-concept home showcases incredible lake views, incorporates a variety of textures and illumination, and integrates the exterior living spaces into the predominantly white interior finishes.
The Japanese Nichiha exterior siding provides a contemporary feel with low maintenance. The existing 1950s home has been transformed into a modern showstopper!
Richard Landon Design
A three-bedroom rambler with street views becomes a two-story contemporary, featuring a new 14-foot high center section and treetop views—even though the home is surrounded by neighbors! Inventive solutions are seen throughout: downspouts run through ingenious "struts" around the perimeter; remote-controlled shades are concealed above windows; and kitchen and bath details by a Certified Master Kitchen & Bath Designer, including a one-of-a-kind kitchen sink.
City Builders Inc.
A partial second story with two bedrooms and a bathroom were added to this 1943 home. Structural modifications were made to the entry and living room layout.
It features beautiful custom-built black walnut cabinets, new stair railings, and a gas fireplace surrounded with grey bark tile, completely changing the look and function of the home. Cubbies for every member of the family are a new laundry room feature.
Wrapped front porch posts and exposed tongue-and-groove cedar soffits provide attractive finishing touches to the exterior.
Rainier Custom Homes
This elegant Mercer Island rambler features fine detailing at each turn. The original 1980s rambler was completely renovated, inside and out. All the interior walls were altered and taken down to the studs. All exterior surfaces, with the exception of the roof, were also removed and reconstructed. This project came in on budget and within the projected move-in date.

CTA Design Builders Inc.
With just two bedrooms and one bath, this modest 1950s tract house was space enough for this couple to keep their life uncomplicated between their many outdoor adventures. But these lovers of pared-down efficiency and its inherent design beauty realized their home needed work. Capitalizing on its mid-century modern potential, walls and fussy trims were removed. The house now breathes large with light-filled, contemporary, hip spaces and edgy details. The mere 1,336 square feet function beautifully and feel spacious!
Carlisle Classic Homes
The focus of this complete remodel was on restoring or recreating accurate historical elements of this 1900 Queen Anne Craftsman, including custom interior moldings and floor inlays.
Dropped ceilings were recaptured and a custom library was built into the den to create spaces with both volume and character. The exterior of the home was restored to match archived photos. The dilapidated garage was torn down for a new, insulated and heated two-car garage.
Sockeye Homes
Named the Northwest Idea House of the Year, this extraordinary home features five bathrooms, an open floor plan, and an on-site design showroom.
Featuring a Northwest Contemporary style with a Japanese flair, this is also a design/Built Green demonstration home. The Japanese Onsen spa is tied to a waterfall entry feature. Other special features include a 24-foot Nana Wall indoor/outdoor design and grand open floor plan living area, which are aesthetically interesting while being functionally and environmentally advanced.
Irons Brothers Construction Inc.
A sophisticated master bathroom and organized home office were created with a dormer addition to this 1931 brick home. The home was opened up using the existing closet and attic space to create the new rooms.
The addition features custom cabinetry, granite countertops, creative tile designs and fir floors. The exterior Hardiplank shingles are painted in natural hues to compliment the brick color tones. Completely integrated, the new dormer looks as though it has always been there.
LZL Construction Inc.: Bellevue
This Newport Shores project included new windows, siding, roof, hardscapes, and landscape, along with new interior finishes, changing painted woodwork to cherry, and many new amenities. Newly added space included a two-car garage addition to the existing garage with a bonus room added over the now four-car garage. LZL Construction Inc.’s design/build team worked with the homeowner to design and negotiate a well-budgeted and -scheduled project. The owners appreciated the process and love their newly renovated home.
Tenhulzen Remodeling Inc.
This post-modern 60s equestrian ranch house is being reorganized from the inside out to become significantly more functional and energy-efficient. The butterfly roof system was extensively repaired, insulated, expanded and finished with a warming tone to add a feeling of cozy warmth to the home. Natural light floods through new, energy-efficient trapezoid windows. Stone, wood, and mosaic glass is reflected in professional fixtures such as cable rails and glossy cabinetry that rise from the hand-sculpted pre-finished maple floors. Phase one of three is complete.
